Sustainable Comfort, Inc. (SCI) is a Worcester, Massachusetts based design build company focused on green building and energy efficiency consulting with expertise in multifamily housing. SCI specializes in ENERGY Star Homes, LEED for Homes, Enterprise Green Communities, Passive House, HERS Rating, State Incentive Programs, and Code Compliance.

The Construction Assistant Project Manager position is actively engaged in the construction process at all levels and will directly assist project managers with the day-to-day activities of construction management. Responsibilities include field work, data entry and construction documentation.

Key Activities:

  • Review project drawings, specs, and project specific documents to help establish project scope.
  • Perform project document control: manage/organize/distribute electronic documents for field & office staff. Includes drawings, addenda, bulletins, sketches, RFIs, submittals, safety meetings, etc.
  • Track and organize all subcontractor documents, including but not limited to: subcontractor bids, RFIs, purchase orders, submittals, change orders, etc.
  • Attend pre-bid meetings, understand the scope of work, assist in assembling the job site office, and assist with equipment requirements.
  • Manage building permit applications.
  • Assist in development of estimates and bid proposals and vendor/subcontractor buyout.
  • Generate subcontractor contracts for final approval by PM staff.
  • Assist in the development and maintenance of project schedules.
  • Assist in generating and updating of project budgets and proposals.
  • Review and compile subcontractor change order pricing and documentation for review with PM.
  • Create, manage and track RFI’s from the field to the Architect/Engineer of record.
  • Review, comprehend, coordinate and process submittals and shop drawings, track and verify that materials required for the project are delivered in accordance with the project schedule.
  • Generate project pay applications for final approval by PM staff.
  • Coordinate and collect all affidavits, test reports and paperwork required for final inspections/project close out; assemble as-built packages
  • Monitor cost reports on a weekly basis for each project, including reporting and resolving issues related to overall cost on the project.
  • Participates in project meetings and takes meeting minutes and distributes to all project team members in a timely fashion.
  • Maintain and track project closeout activities, creates O&M manuals at project completion.
  • Establish strong working relationships with subcontractors; obtain and review all subcontractor and material supplier quotes and conditions; communicate with subcontractors and vendors during the estimate process.
  • Assists the project team with site safety documentation and coordination.
  • Enrollment, and compliance tracking of subcontractor insurance certificates.
  • Track project progress with photos of the job site on a regular basis, photos shall be tagged and uploaded to Procore.
  • Ensure timely job closeout and punch list completion.
  • Determine and recommend changes in methods, schedules, and procedures to increase project efficiencies.

Job requirements

  • Minimum of 2 years of experience as a residential or commercial construction APM.
  • Experience with Procore not required but highly recommended.
  • License to operate a motor vehicle, clean driving record.
  • Possess a professional and positive demeanor when dealing with clients and team members.
  • Passion and patience for doing things correctly. Interest in green building / sustainability.
  • Detail oriented and process-driven required.
  • Ability to handle multiple tasks and prioritize effectively while meeting deadlines.
  • Desire to learn, master and execute processes autonomously.
  • Strong work ethic with the ability to identify and implement process improvements.
  • Effective communication skills, both verbal and written.
  • Proficient in office-relevant software (Adobe, Microsoft Office, Outlook)
  • Must be OSHA 10 certified, or able to obtain certification within 10 business days of employment (SCI will pay any certification costs).
